House Rules

1. ARRIVAL AND DEPARTURE
The rented accommodation can be occupied from 3:00 PM onwards on the agreed day of arrival as stated in the booking confirmation. On the agreed day of departure, as stated in the booking confirmation, the accommodation must be vacated before 9:30 AM, except on Sundays, when it must be vacated before 6:00 PM.

2. BED LINEN
The purchase of bed linen is mandatory. It is provided for all registered guests aged 3 and older.

3. SMOKING
Smoking indoors is not allowed in any of our accommodations. If this rule is not followed, we reserve the right to terminate the rental agreement immediately. If smoking inside the accommodation is detected, the costs for cleaning and any damage will be recovered from the deposit. It cannot be guaranteed that a holiday home has remained completely smoke-free at all times.

4. MAXIMUM NUMBER OF PERSONS
It is not allowed to stay in the holiday home with more people than previously registered. In case of violation of this rule, access to the property may be denied.

5. INTERIOR
5.1 Furniture
Do not move furniture between different rooms. This can cause unnecessary damage and wear to furniture, floors, and walls.
5.2 Inventory
We request that you leave the pans and tableware clean and tidy. Towels, tea towels, tablecloths, cleaning products, bath mats, paper towels, toilet paper, and garden chair cushions are not standard features in the holiday home. The renter must bring these themselves.
5.3 Internet
The internet connection in your holiday home is made available by the owner; therefore, no responsibility can be accepted for any form of outage, malfunction, or slowness. The use of the internet during the rental period is entirely the responsibility of the renter.
5.4 Television
Please do not change the settings of the television. If the channel settings are changed, we will be forced to charge you costs for reprogramming the channels and settings.

5.5 Heating

You set the desired temperature using the room thermostat in your rented holiday home.
You turn the thermostat knob to the desired temperature. This can also be a touch button.
Please note! The radiator valves must remain open at all times! Please do not turn them! (Except in the bedrooms)
Please turn the thermostat down when leaving the house temporarily and at night: to 15 degrees (not lower) and for underfloor heating not lower than 18 degrees. This is also for the environment and due to high energy costs.
5.6 Keys/Security
If you leave the holiday home temporarily or upon departure, you must always close the doors and windows carefully. Please note: never leave a key inside the door lock!
As a rule, you will receive 2 keys and/or access cards, regardless of the number of traveling companions. In case of loss or theft, €25.00 will be charged per key or access card, and €50.00 per Bold tag. If you lose a key or access card during your stay, or leave it inside, requiring a staff member to come with an extra key, these costs will be passed on to you:
• Weekdays until 10:00 PM: €40.00
• Weekdays between 10:00 PM and 7:00 AM: €60.00
• Saturday after closing time and Sunday (double rate): €80.00
If you are able to collect a spare card or key yourself from our office during office hours, no extra service costs will be charged (in addition to the replacement costs of the card/key).
5.7 Renting a Weber BBQ
A BBQ is never a standard part of the inventory of our holiday homes. However, we do offer guests (with the exception of a few holiday homes) the option to rent one, so that we can guarantee good quality. A BBQ might still be present at the accommodation, but we are not responsible for it. Rented barbecues must be cleaned by the renter after use. Cleaning costs are not included in the rental price. If the BBQ is not left clean, we will charge €50.00 in cleaning costs. This amount will be deducted from the deposit.
5.8 Sewage/Toilet
It is not allowed to flush objects or substances (such as diapers, sanitary pads, tampons, but also grease and food waste) down the drain. In case of improper use, any unblocking costs will be recovered from you entirely.

6. GENERAL
6.1 Cleaning
The property should be found clean and tidy. If this is not the case, we request that you inform us within 8 hours after arrival, so that we can take the necessary measures. We prefer to receive this by e-mail, including photos.
6.2 Damage
Both the owner and we assume that you treat the inventory with care. Should damage occur despite your caution, we request that you report this immediately by e-mail. To ensure the comfort of our guests, the property is checked for defects and missing items prior to every arrival.
6.3 Complaints
Despite the careful maintenance of our holiday homes and inventory, imperfections can unfortunately occur. We are not liable for defects or the malfunctioning of technical installations and equipment. However, we aim to carry out repairs or replacements as quickly as possible. Repair or replacement does not entitle you to a refund of the rental sum. If you wish to file an official complaint, you must submit it to us in writing and with reasons within 7 days after departure.

7. PETS
7.1 Permission and registration:
Pets are only allowed in specific accommodations. Please consult the property description and register your pet immediately when making the reservation. Only pre-registered pets are welcome.
7.2 Health:
Your pet must be up-to-date with vaccinations and treated against fleas and ticks at all times.
7.3 Proper care:
Pets must be clean and dry when entering the property.
Pets are not allowed on beds, sofas, and chairs, and may not be washed in the shower or bathtub. Please use the outdoor facilities for this, if available.
7.4 Leashing and supervision:
Pets must not be left unattended in the property. Outside your own garden, they must be kept on a leash and must not cause any nuisance. Pets belonging to visitors are not allowed.
7.5 Hygiene around the property:
It is strictly forbidden to let your pet relieve itself in the garden or on the terrace. Should this happen anyway, you are obliged to clean it up yourself immediately.
7.6 Departure:
You must vacuum the holiday home thoroughly before departure to remove any left-behind hairs.
7.7 Enforcement and fines:
It cannot be guaranteed that a holiday home has always remained 100% pet-free in the past. If we detect unauthorized or unregistered pets, or if the maximum number is exceeded, we are forced to charge extra costs and/or terminate the rental agreement immediately without the right to a refund. The deposit may also be withheld in case of severe pollution, such as dog poop in the garden.

8. RULES FOR DAY OF DEPARTURE
8.1 Departure time
You must leave the property no later than 9:30 AM. The keys and/or cards must be handed in no later than 10:00 AM (on Sundays no later than 6:00 PM). Outside opening hours, you can drop them into the mailbox.
8.2 Cleaning
When leaving the property, you must hand it over broom-clean.
8.3 Bed linen
Please place the linen on the floor near the front door. The fitted sheet and the duvet cover go inside the pillowcase. In dry weather, you can place the linen outside, so we do not have to disturb you. Please note: please leave the mattress protectors (moltons) on the beds.
8.4 Appliances
Oven, microwave, coffee maker, refrigerator, and freezer must be left clean and empty on the day of departure. You must not turn off the refrigerator! Please do not leave any food behind.
8.5 Dishwasher
The dishes must be put away clean in the cupboard and the dishwasher must be empty. Please wash the dishes from the last morning (breakfast) by hand and put them back dry in the cupboard.
8.6 Thermostat
Do not set the heater thermostat lower than 15 degrees (for underfloor heating not lower than 18 degrees). Any electrical heaters must be switched off completely.
8.7 Waste
The trash cans must be empty. You can deposit household waste in the designated containers near the house or in the central containers of the park. You must deposit bottles and glassware in the glass container near a nearby supermarket. No waste may be left behind in the property!
8.8 Fireplace
The fireplace must be left clean. Please note: never use the vacuum cleaner for this, but clean it using a dustpan and brush.
8.9 Personal items
Do not leave anything behind! Before departure, check carefully whether you have packed everything. Consider things like your mobile phone charger, clothing, and children's toys. If you do leave something behind, we will be happy to mail it to you. The administration and shipping costs for this are at least €17.50 per shipment. Found items are kept for a maximum of 2 months.
8.10 Doors, windows and lighting
We kindly request that you close all windows and doors and turn off the lights upon departure.
8.11 Awnings and Parasols
Please roll in awnings and fold down parasols when leaving the property (including temporary absences). This is to prevent damage from sudden strong winds.

9. INSPECTION
The holiday home will be inspected after your departure. Unfortunately, it happens that renters leave behind household waste, a full dishwasher, empty bottles, or unstripped beds. This takes the cleaning service extra time and involves extra costs.
If you do not leave the property according to our rules, this may result in us deducting extra cleaning costs from the deposit. We rely on your understanding and naturally hope we will not have to apply these deductions.
